What is a measurement or floorplan service?

A home measurement service is just what it sounds like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the total livable space, of your home. These services are useful and sometimes necessary when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement service, an appraiser measures the property with a measuring tool — generally a tape measure or laser measuring device. As they move around the home, they mark the layout of the rooms and other features, like stairs, patios, and pantries. They may sketch out the property. Then, the appraiser writes up a report and detailed floorplan showing the total living area of the house and the overall layout. The final product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a measurement or floorplan service needed?

Real estate taxes

Tax records frequently reflect incorrect area of a property because the values can come from several sources, and sometimes go unproven — which means you may be taxed for more square footage than you actually own! Unless an appraiser has completed a recent valuation or measurement service on your property (after any remodeling that might have affected square footage), you'll need one to perform a home measurement service before challenging your taxes. An appraiser will establish an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth.

Putting your home up for sale

A floorplan service can secure fair market value for your house. Area is one of the biggest elements potential buyers look for when purchasing a home — but since these values are often approximated rather than accurately measured, your property listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the selling price for your property, but possibly even the amount of interested buyers. The only reliable method of using a precise GLA when listing your home is to refer to a recent appraisal or measurement service carried out by an appraiser (after any renovation that may have affected square footage).

Material for real estate agents

To ensure that your client's property closes at a price that accurately reflects market value, we suggest requesting a floorplan service for the property. Your clients, and potential buyers, will appreciate your scrupulousness, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A measurement can also be a fantastic marketing tactic for enticing potential buyers because they can review the layout and characteristics of the home before and after touring.
